  • A Summer Thaw in the Market

    Although not on fire, the real estate market in Steamboat Springs is definitely showing signs of a summer thaw. Year-to-date sales through June of 2010 are $255 million which is a whopping 193% increase from year-to-date sales through June 2009 of $132 million. There is real activity in all areas of the market.

    Distressed property sales continue to have an impact in the market, but in numbers that are somewhat surprising to conventional wisdom. Of the 241 closings recorded in the Steamboat Springs Board of Realtors data base for the first six months of 2010, only 40 or 17% were short sale, bank-owned or foreclosed properties. Buyers are in the market place are looking for bargains, but if they focus only on distressed properties, they would have missed out on over 80% of the sales in the first six-months of 2010.

    Bank Foreclosures

    Bank owned properties and short sales continue to influence sales in the Steamboat Springs market place. According to the Steamboat Springs Board of Realtors statistics, of the 199 year-to-date sales, 32 of 16% were classified as bank owned or short sale properties. Currently just under 5% of all listings are classified as bank owned or short sale listings. The Routt County Clerk and Recorder office is reporting that there have been just over 170 foreclosures in Routt County through the end of May, while in 2009 there were just over 190 foreclosures for the entire year..

    What is the Market Doing?

    Buyers returned to the Yampa Valley at the beginning of 2010. For the first five months of 2010, sales volume was $220 million, which was a 217% increase over the same time period for 2009. Activity has picked up in all market segments as buyers continue to seek out value properties.

    In March an auction was held at The Highmark, a luxury condo project on the mountain. Activity was extremely lively before, at the auction and immediately after the auction. Over 10 units were placed under contract.

    After being extremely quiet for almost two years, the Steamboat Barn Village, (a residential lot subdivision project) announced price reductions of almost 50 percent from their original price points, on their remaining inventory.
