Market Update for the 1st Quarter of 2011

Buyers are active in the marketplace but they are looking for what they perceive to be value properties. In the first quarter of 2011 there were 75 sales of single family homes, condos, townhomes and land in the city of Steamboat Springs. Of these sales, 23 properties (31%) were short sales, bank owned or foreclosed properties. The number of distressed property sales is increasing in the market. In the first six months of 2010, only 17% of sales were distressed properties. These sales are having an impact on pricing.
One of the more interesting statistics about the first quarter of 2011 was that the selling price of properties was at 90% of the asking price. Condos and townhomes sold for 92% of the asking price, while single family lots sold for…

Summer plans for ski base area

Big plans are brewing for this summer’s phase of the multiyear, $20 million redevelopment project at the base of Steamboat Ski Area.This summer’s construction schedule includes the highly touted public promenade from One Steamboat Place to Torian Plum Plaza; the daylighting of Burgess Creek, with amenities including seating areas and fire pits; and a vastly improved staircase connecting the immediate ski base to the Torian Plum area, along with a ramp, both replacing the current metal stairs.The way for work to begin April 11, the day after Steamboat Ski Area closes for the season.Lyn Halliday, spokesperson for the city’s base area redevelopment, said work in April will begin on Village Inn Court, primarily with sidewalk widening.
