Buying A Home

Prioritize Your Needs

Start by creating a prioritized list of features you want in your next home and the reasons why you need the features. Use it as your search guide, but remember that you may need to make some compromises. Colorado Group Realty brokers are trained to help our clients narrow down their choices by sharing market trends and local infomration like area statistics.

Pre-Approval

Getting pre-approved for a mortgage often accomplishes two important goals. First, it will tell you how much house you can afford and what your monthly payments would be. Second, it tells the seller that you can afford to buy the home.

Tour Some Properties

Next, begin visiting homes in person. One of our real estate professionals can arrange visits and attend open houses that are in your target area and price range. When comparing homes, make sure to look at all aspects of the properties. Have they been renovated? How do they compare on bedrooms and bathrooms? Are the properties located on the same or similar streets?

Making an Offer

Once you find the property you want, you need to make an offer on the property. Typically this is a very difficult and trying time since both parties have different goals. In most cases it is better to have a third party, such as one of our real estate professionals negotiate the offer.

Between the Offer and Closing

After you offer is accepted you will need to set up, coordinate, and interpret various inspections, including radon, building quality, title, etc. You will also need to arrange for homeowners insurance and finalize the mortgage.

The inspection is a major step in the buying process and there are many potential problems that can be discovered during this period.  These could include a leaky roof, radon gas, a foundation problem, and wall cracks, to name a few. These problems happen all the time. The difference between closing on your dream home and starting the process all over again is what occurs during the negotiations between the buyer and the seller.

Your Colorado Group Realty Real Estate Professional can help you make these discussions go more smoothly. At the end of these negotiations you should "walk through" the property before the closing. This is your last chance to make sure that all the items that you have agreed upon were completed to your satisfaction.

At the closing you will sign all the appropriate paperwork and transfer funds to the buyer. The home is now yours!

If you have any questions on this process, let one of our real estate professionals know, as we would be glad to answer any of your questions.

Selling a Home

Your property in the Yampa Valley is likely one of your most valuable assets. Thank you for giving us the opportunity to list and sell your property for you.

To sell your property for the best possible price in the shortest amount of time, you should have an understanding of how the Yampa Valley real estate market works. Please contact us  to receive a detailed listing presentation. The following information provides an overview of the Colorado Group Realty listing process.

Price

As in any competitive market, the most important factor is price. We can help you determine the price by performing a thorough review of the recent comparable sales, as well as other active listings that will be your competition.

Buyer Demographics

Once a price has been established, your property needs to be marketed effectively. Reaching the right buyer is key, so what do we know about where the buyers come from?

  • Over 55% of the buyers in the market are working with a Realtor within the Steamboat Springs Board of Realtors.
  • An additional 35% come from the reputation of our company and our brokers, such as recommendations from past clients, walk-ins, call-ins, email inquiries, and referrals.
  • The remainder come from yard signs and company print advertising.
  • Over 80% of all buyers use the internet to gather information on properties.

Colorado Group Realty Results

The results of the company speak for themselves. Other brokers check the hot sheet daily for new properties. Your property is available to be viewed via our Colorado Group Realty web site.
