As in any competitive market, the most important factor is price.

You should list your property at the highest price the market will bear. We can help you determine that price by performing a thorough review of recent comparable sales as well as other active listings that will be your "competition".

Buyer Demographics
Once a price has been established we need to market the property effectively. Reaching the right buyer is key, so what do we know about where the buyers come from?
  • Over 55% of buyers in the market are working with a Realtor within the Steamboat Springs Board of Realtors.

  • An additional 35% come from the reputation of our company and our brokers (recommendations from past clients, walk-ins, call-ins, email inquiries and referrals from our national and international affiliates).

  • The remainder (approx. 10%) comes from yard signs and company print advertising.

We feel strongly that our efforts should focus on marketing towards the local Realtors, with an emphasis on the top producing brokers and all of our company's brokers. In addition, our Colorado Group advertising and two high-traffic office locations provide the maximum exposure for your property.

Marketing to the Local MLS
The first and most important exposure your property will have is through the MLS. The information is entered into the MLS as soon as you sign the listing agreement unless you direct otherwise. Other brokers check the hot sheet daily for new properties. We pride ourselves in presenting accurate, detailed information with a well-written commentary and multiple quality photographs.

Each Tuesday morning new listings are presented to nearly 100 of the board's most active, top producing Realtors. Colorado Group Realty's in-house graphic artist creates professional brochures of the highest quality that stand out among the competition, and your Realtor will verbally present the important attributes of your property.

Property Tours
Every listing at Colorado Group will be available for viewing by the Realtors at either an MLS tour on Tuesday or Wednesday mornings following the Colorado Group sales meeting. Each tour is designed to give the property additional "hands on" exposure to those brokers working with potential buyers for your property.
